To start with, you should need the right tools. Hand sanding works fine if you have the time and the motivation that you can muster. However, if you would prefer a faster method, you can rent a sanding machine. You will find these at many hardware stores and tool rental stores that will let you rent them by day or hour.
The two main types of sanders that are widely used to refinish wood floors are: drum sanders and disk sanders. Some people choose the circular sanding machine, but if not used carefully it might leave circular marks on the floor, which is the reason why the drum sander is better for the less experienced.
The first round of sanding requires you to use coarse or at least a mid-range grain of sandpaper to begin with. After you get the majority of the finish off, you can downgrade to a finer paper to complete the finishing touches. You will have to watch out for nail heads, leftover carpet tacks if there used to be carpet in the room, staples, and other small things that could get in the way.
Once you have done it good and swept out the area, you are ready to sand. When you get a full coverage of the room done, you will need to use hand sanding or a small power sander to get the edges and small areas of the floor that the sander could not reach.
Generally it will only take several trips around the room with the sander to get the floor smooth and ready to refinish wood floors. However, if there is a lot of buildup it may take more effort than this.
